What does about $1.5 million buy in new construction in Overland Park, Kansas? In this tour, I walk through the Birmingham II by SAB Homes, a 1.5-story luxury home in Century Farms, one of the most sought-after new communities in south Overland Park.
I'm Hannah Murrell, a Johnson County real estate agent. Here's what stood out, and what to know if you're considering new construction near Kansas City.
At the time of filming, the home was move-in ready with 5 bedrooms, 6 bathrooms, and about 4,670 finished square feet, listed at $1,527,000.
The kitchen in the Birmingham II by SAB Homes.
The kitchen is the showpiece: a Dekton waterfall island, a concealed Monogram refrigerator that disappears into the cabinetry, and a full butler's pantry behind it for prep and storage.
The great room, dining area, and kitchen flow together, and the covered patio extends the living space outdoors.
The primary suite is on the main floor. That's a big deal for buyers who want one-level daily living now or later, without giving up space for family and guests.
Upstairs, a loft, additional bedrooms, and laundry keep the second floor self-contained.
The lower level is built for entertaining, with a whiskey bar, a media room, and a Finnleo sauna.
Finish details throughout the home.
Century Farms is a resort-style community in south Overland Park with neighborhood amenities that let you get a lot of the lifestyle without leaving home. Like much of the new construction south of I-435 in Overland Park, it sits in the Blue Valley School District. As always, verify the school assignment for any specific address.
The builder's on-site sales team represents the builder. Having your own buyer's agent from the first visit means someone on your side is reviewing the contract, comparing upgrade pricing, tracking the build timeline, and negotiating for you. Many buyers don't realize they need to bring their agent to the very first visit, or they may lose the option to have representation at all.
In the Blue Valley new construction corridor, entry-level new builds generally start in the mid $600,000s, and custom estates run past $2 million.

Yes. Register your agent on your first visit. Builders often require it for you to have representation later.
