Blue Valley School District: Why Kansas City Families Are Moving to This Boundary

Living in Johnson County Hannah Murrell October 27, 2026

Blue Valley Schools in Overland Park and Leawood is ranked the No. 1 school district in Kansas by Niche. But when families relocate to Johnson County for Blue Valley, the schools are only half the story. It's everything that comes with the boundary: the neighborhoods, the safety, the new construction, and the lifestyle.

I'm Hannah Murrell, a Johnson County real estate agent, and no topic gets more questions from relocating buyers. Here's the full breakdown.

Hannah Murrell explaining the Blue Valley School District boundary in Johnson County, Kansas

What zip code is Blue Valley?

Blue Valley isn't a city or a single zip code. It's a school district, USD 229. Its boundary covers south Overland Park, parts of Leawood, the eastern edge of Olathe, and zip codes including 66223, 66224, and 66209. The real question isn't "what zip code is Blue Valley," it's "is this exact address inside the line." Two houses on opposite sides of a street can be in different districts.

Why are families moving for Blue Valley schools?

  • Rankings. Blue Valley is ranked the top district in Kansas, with test scores among the best in the state.
  • Size and choice. More than 22,000 students attend the district's schools.
  • Five high schools. Blue Valley High, Blue Valley North, Blue Valley Northwest, Blue Valley Southwest, and Blue Valley West each draw from different neighborhoods. If a specific high school or athletic program matters to you, decide that before you start touring.
  • Athletics. Blue Valley schools compete at the 6A level, the highest classification in Kansas.

Where is the new construction in Blue Valley?

Because so much of the boundary sits in south Overland Park, this is also where most of the metro's premier new construction is happening. The corridor from 159th Street down to 199th Street includes communities like Southern Meadows, Riverstone Valley, Wild Horse, Woodmyre, and Walnut Reserve. Pricing runs from the mid $600,000s for an entry-level new build to $2 million and up for a custom estate.

A critical note: the far southwest edge of this corridor shifts into the Spring Hill School District, and boundaries are adjusting as new schools open. "South Overland Park" does not automatically mean Blue Valley.

Do homes in Blue Valley hold their value?

Homes inside the Blue Valley boundary consistently sell at a premium over similar homes just outside it, and they've held value well in shifting markets. Buyers relocating from Chicago, California, and Denver often tell me they'll give up square footage to stay inside the line.

Based on MLS data over the past decade, Blue Valley home values have appreciated roughly 6% per year on average. The market has also moved upscale: in 2016, homes over $1 million were under 4% of sales. Today, more than one in five Blue Valley sales are over $1 million.

What else comes with living in Blue Valley?

  • Safety. Overland Park and Leawood consistently rank among the safest cities in the country.
  • Parks. The Overland Park Arboretum and Botanical Gardens has about 300 acres of trails. Ironwoods Park in Leawood has wooded paths, an amphitheater, and playgrounds, and Leawood City Park has sports fields, splash pads, and a dog park.
  • Bluhawk. This large mixed-use development at 159th Street and US-69 is anchored by the AdventHealth Sports Park, with an indoor ice rink, courts, family entertainment, and a growing dining and retail district.

The biggest mistake Blue Valley buyers make

Assuming a city name guarantees a school district. Overland Park isn't all Blue Valley, and neither is Leawood. One street can put you in a different district with a different appreciation story. Always verify by address.
