Living in Johnson County Hannah Murrell October 27, 2026
If you're looking at Lake of the Ozarks real estate or dreaming of a lake house near Kansas City, you've probably asked yourself: do I really want to drive three hours every weekend to get on the water? Every summer, Johnson County clients ask me if there's a real lake lifestyle option close to home. There is, and it's called Lake Quivira.
I'm Hannah Murrell with Murrell Signature Real Estate Group. Here's how the two compare on price, commute, lifestyle, and fees.
Lake Quivira is a gated, private residential community around a roughly 220-acre spring-fed lake with nearly 400 single-family homes. It's also its own incorporated city, with a mayor, city council, police department, and water infrastructure. When you buy here, you're buying into a municipality, not just an HOA.
It sits on the line between Johnson and Wyandotte counties. Most homes are in Johnson County, but 17 homes, plus the clubhouse, golf course, and pro shop, are on the Wyandotte side, so tax jurisdiction can vary by lot. The community dates to the late 1920s.

There are two layers: the City of Lake Quivira, which handles municipal services, roads, and dams, and Quivira Incorporated with Lake Quivira Country Club, which manage the gates, golf course, and facilities.
Buyers pay a one-time club membership fee. Older listings cite about $20,000 and newer ones closer to $40,000, and the club doesn't post an official schedule, so verify the current amount during due diligence. Non-resident memberships also exist if you want to try the lifestyle first.
Boat docks: dock sites are numbered and assigned, and they don't automatically transfer with every home. If a private dock is a must, confirm it during negotiations.
Trailing 12-month Heartland MLS data at filming showed:
The wide price-per-square-foot range reflects original mid-century cottages next to multimillion-dollar renovations.
Lake Quivira | Lake of the Ozarks | |
|---|---|---|
Drive from KC | 20 to 35 minutes to the Plaza and downtown | 2.5 to 3 hours |
Lake size | About 220 acres, private | About 54,000 acres, public reservoir |
Typical price | Median around $1.1 million | Waterfront median around $625,000 to $680,000 |

The choice comes down to drive time versus lifestyle. At Lake Quivira, you can take the boat out on a Tuesday after work and be home for dinner. The Ozarks has lower entry prices and a high-energy vacation feel, but you pay for it in drive time.
Yes. Powerboating, tubing, and water skiing are allowed during open-water hours, which is rare for private lakes in the Kansas City area.
It's a one-time fee that recent listings put between about $20,000 and $40,000. Confirm the current amount with the club.
About 20 to 35 minutes from the Country Club Plaza and downtown Kansas City.
